2 Service Works Global Following the 2016 Government mandate for all public sector projects in the UK to use 3D Building Information Modelling (BIM) to Level 2, the target of achieving Level 3 (representing full collaboration between all parties) has been floated for 2025. This means that both public sector FMs, and their private sector partners, should already be embracing the technology. While the design, construction and engineering sectors have welcomed BIM, the FM sector still has some way to go in terms of cementing its adoption of BIM Level 2 and progressing onwards to BIM Level 3. Despite the numerous case studies of BIM success, some private sector service providers still find the whole process challenging. Many have complained that the data is simply too rich and detailed for FM use - they don’t see its benefits and any return on investment is too long-term. The public sector is using BIM as standard on new projects, but the process is not yet second nature, which it needs to be for Level 3. While 2025 seems far off, it will be upon us faster than we think. This white paper provides an overview of BIM in relation to FM, and discusses how integrating BIM with existing computer-aided facilities management systems (CAFM), can provide real, meaningful data which supports the FM function and wider organisation.
